Leaders Imagine Omaha In 2028

West, Downtown, Midtown Expected To Develop

Development of commercial and residential properties in downtown and west Omaha has been strong over the last decade, city leaders said, but what's expected in the next two decades?

Construction work today near midtown's Mutual of Omaha campus will give way to futuristic living soon. The Midtown Crossing development at Turner Park will combine residences and retail with entertainment and a fitness facility. There's a new Cabela's in La Vista spurring further development at Southpoint.

"I can only see it getting better," said Trenton Magid of Coldwell Banker Real Estate.

Magid and his partner, Jeff Beals, said they are bullish about Omaha in 2028. To them, the maps in their office are full of possibilities.

"Development will probably extend all the way to the Elkhorn River and county line to county line," Beals said.

Across the city, developers told KETV NewsWatch 7 that they have an eye on five areas they said are likely to become development hot spots over the next 20 years. They are downtown, midtown, northwest Douglas County, the 204th Street corridor and the Highway 370 corridor.

Magid and Beals said they are especially interested in 204th Street, which leads from Elkhorn to Gretna.

"You'll see retail, office, residential development north to south along that corridor," Beals said.

The Coventry mixed-use project near 204th and Q streets is among the first to crop up.

Along 370, an expanding Shadow Lake Retail Center hold more promise, Beals said.

Which part of town do you anticipate will lead growth over the next 20 years?

"Three-seventy's a natural corridor (for development)," he said. "The interesting thing will be how long it will take to fill in."

Van Deeb of Deeb Real Estate said the downtown condominium craze is likely to go west, too.

"There are talks right now about more condo projects out west," Deeb said.

Deeb said he is equally confident about Omaha's western front door. He said he sees thousands of new homes popping up by 2028, and new housing trends, too.

"You're going to see more maintenance-free lifestyle projects going up in west Omaha because you have the boomers," Deeb said.

He also expects more high-rise condos in midtown that are like the 80 Dodge Tower.

"That's going to bring a whole new landscape to our real estate community," Deeb said.

Greater Omaha Chamber of Commerce President David Brown said investment in downtown Omaha has been brisk.

"Since 2004, I believe our numbers show about $700 million invested in downtown Omaha," Brown said. "There's simply no reason why we do not see more of that."

Brown said he believes downtown and north downtown, near Qwest Center Omaha, will look very different by 2028. He cited the ongoing 30-plus story Wall Street Tower condo project and the possibility of a downtown ballpark as evidence. He also expects more exclusive retail store interest to follow metro-area population, which is expected to rise above 1 million.

"Things you might not find here now, you will find here," Brown said.
